Day to Day Management
Day to day management includes liaising with the tenant about the small things, the kind of things we don’t want to disturb you with. This could include anything from common queries from how to use appliances, lost keys, utility changes or what day their bins are collected.
Rent Collection and Finance
We will collect rent from your tenant and forward it on to you as quickly as possible. We hope your tenant won’t have any issues paying their rent on time, but in the event that they need a monthly reminder, we are on hand to chase them as often as necessary. In addition to rent collection, our finance team will produce monthly statements and on demand income reports and rent schedules.
Maintenance and Repairs
If something goes wrong with your property, whether it be a major leak or overgrown bushes, we have access to a database of vetted and trusted contractors to provide quotes for repairs or improvements. Once you agree a price, we will go ahead and arrange the works meaning you can sleep easy knowing your investment is being looked after.
Our inspections are carried out as frequently as we see necessary. Our inspection clerk will assess any changes to your property however small, and report back to you with updates, as well as carrying out minor repair works on the day including radiator bleeding if necessary so that we don’t need to disturb you with the small things.
As hard as we work to ensure we provide you the best tenants and give you a hassle free experience letting your property, we cannot predict things that sometimes happen which may affect a tenant’s ability to pay their rent. In the event that your tenant has trouble paying their rent, we will liaise with your rent protection insurance to ensure that you don’t miss a payment.
In the unfortunate event you’re not happy with your tenant, or you simply need your property back, we provide an eviction service from start to finish. Our eviction team with serve notice on your tenant, apply to court on your behalf, if a court hearing is needed we will attend with you on the day if you require, and do all the laborious but necessary paperwork to ensure you get your property back as easily and swiftly as possible.
Bespoke Online Property Portal
We understand that even with a managing Agent, Lettings can be a little stressful and there is a lot of information which you will need access to which may be confusing. Our bespoke online portal couldn’t be easier to use. Log in to our portal which can be accessed from our website to access everything from monthly statements, safety certificates for your property, inspection reports and contractor invoices.
Post Tenancy Support
We provide post tenancy support by completely managing the checkout process. From completing a comprehensive check out inspection to assess any damages to your property, deposit claim negotiations, compilation and submission, and arranging post tenancy cleans and repairs is necessary, ready for your new tenant to move in.
We also have a legal team on hand to answer any queries you may have about your property. This is a free service and works on a 24 hour turn around for any queries you have.
