Holding Fee Terms

A holding fee of one weeks rent amount to be paid to our client account, details can be found below.

If your application is successful and you move in to the property, this amount will be refunded back to you, by way of payment towards your months’ rent in advance or deposit.

You should be aware that no monies will be refunded to you should your application be unsuccessful due to the following:

You or any proposed joint tenant(s) change your or their mind(s) and withdraw for whatever reason.

We or the landlord deem your references unsatisfactory, due to a failed element of the reference.

Failure of a right to rent check.

The commencement date is delayed by you and the landlord is not willing to wait and decides to withdraw.

You fail to provide necessary documentation within 48 hours of request.

You fail to provide necessary guarantors within 48 hours of request.

If any information given to us with regards to yours or your guarantor’s situation is found to be untrue.

You fail to provide any monies necessary 48 hours before the move in date.

By paying the holding fee you accept the terms above and agree to abide with them, as well as agreeing to forfeit the holding fee if you do not fulfil your obligations. If you are unhappy with the terms outlined, do not make payment, as any payment received is taken as your understanding and agreement to the terms and conditions provided.

This payment does not obligate our client (the Landlord) to let the above-named property or any other property to you and it does not commit the landlord to granting a tenancy or form an offer of a tenancy. Please be aware the final decision on who to rent will be made by the landlord and not Cottage Fields.

If the landlord decides to not proceed with yourself for any other reason than as outlined above, then we will refund your money. In most cases we will pay the holding fee back to you via bank transfer. In this situation you must provide us with your account details for the funds to be returned and allow for five working days.
